2012
The general "rhythm" of the real estate market is followed by the purchase of warehousing facilities (logistics). From 2008 onwards, the growth rate of the sector stopped, and today, the offered rents are formed at prices even below those of 2006. According to data, the reduction of rents has more affected the facilities of Attica. Specifically, in the period 2006 - 2008 and while the available land was initially low cost, the demand was constantly increasing. This was followed by a gradual increase in prices, with the result that in the period from 2006 to the end of 2008, prices reached the highest point. Thus, in 2006 the minimum rental price of quality warehouses - logistics was 4.50 euros / sq.m. on a monthly basis, to increase steadily by 0.50 euros / sq.m. every following year. The maximum rental price in the three years we are considering exceeded 6 euros / sq.m. on a monthly basis only in two or three exceptional cases. Minimum warehouse rental prices start to fall by 0.50 euros / sq.m / month every year, reaching from 5 euros / sq.m / month in 2009 to 3.50 euros / sq.m / month in 2012 There is also a decrease in the maximum rental price, which from 6 euros / sq.m / month in 2008 drops to 5.75 euros / sq.m / month steadily for the years 2009-2010, gradually reaching 4.65 euro / sq.m / month in 2011 and 4.30 euro / sq.m / month in 2012.
